Established in 1979, NEMC currently manages a portfolio of properties of approximately 2.5 million square feet. We will manage your facility as if owner occupied, which is how we manage our extensive portfolio.

SERVICE:

EXCELLENT SERVICE IS THE FOUNDATION OF OUR FACILITY MANAGEMENT FOCUS.

  • Typically cleaning of suites is provided five times per week. However, we can customize this based on the needs of the tenant, such as providing a person to clean highly trafficked areas during the day, including restrooms.

  • Ongoing communications with owners of cleaning companies to discuss the needs relative to the cleaning of tenant space.

  • Highly qualified maintenance team to support and service tenants as needed.

  • Provide concierge type services as requested to tenants, i.e., hanging artwork, hanging white boards.

  • Work orders placed and follow up in real time via the internet.

  • Service available 24/7, 365 days per year.

  • Full service for both interior and exterior needs provided.

INTERIOR MAINTENANCE:

  • Cleaning

  • Plumbing

  • Painting

  • Electrical

  • Re-lamping

  • Bi-annual cleaning of windows

  • Carpet and vinyl cleaning

  • Emergency light – quarterly inspections

EXTERIOR MAINTENANCE:

  • Lawn care

  • Snow removal

  • Parking lot maintenance

  • Restriping

  • Crack sealing

  • Repair/replace

  • Maintain fire suppression systems including annual maintenance and inspections.

  • As requested, maintain security systems for tenant space and overall building.

FINANCIAL:

NEMC provides straight forward financial information

and analyses as requested. Based on our existing portfolio we have a successful track record in managing the facilities with an eye on the bottom line while protecting and maintaining the asset.

  • Provide annual budget with owner input

  • Provide quarterly report of operating expenses

  • Hold an annual planning meeting to discuss overall condition of property and recommended capital improvements. 5 year projection also provided.

  • Contracts typically negotiated on an annual basis to ensure pricing as well as service is maintained at the highest level.

  • Property tax analyses and reduction consulting.

FINANCIAL
CONSTRUCTION

CONSTRUCTION + PROJECT MANAGEMENT:

Building and suite alterations can also be handled by a staff with experience in Project Management.

  • Facilitate suite alterations as requested.

  • Full service construction services available.
